In this building great emphasis was placed on the interior finish in wood. Not far from the guest house is also the private pool with about 30m2, which invites you to sunbathe, lie down and relax. For comfortable use, there is also a bathroom in the guest house, accessible from the outside, so that no pool user has to get wet in the living room.
Picturesque walkways continue from the guest house, past its own signature bocce ball court, through an abundance of trees, shrubs and artwork to the studio. This small retreat is characterized by its large window front facing the sea and is ideal to give free rein to the creative spirit.
Furthermore, the property offers a small and fine private chapel and a variety of olive trees and other plants.
The entire property for sale includes approximately 2 hectares of land, with 1.5 hectares belonging to the main property and 0.5 hectares to an additional plot (shown in blue on the site plan) with building rights for a rustico (60m2).

Location: The coast of Versilia on the Ligurian Sea begins in the south with the port city of Viareggio (also known for the second largest carnival in Italy) and ends in the north with the coastal town of Marina di Massa. It convinces with its fine sandy and spacious beaches. The approx. 40 km long Riviera della Versilia is ideal for an independent and eventful bathing vacation with the whole family. The countless beach resorts, very well maintained in every respect, offer all "sun and sea hungry" every comfort and convenience.
A shopping trip along the promenade of the seaside resort of Viareggio, built in 1861, will take you back to the splendor of the "Belle Epoque". With a cappuccino in the Gran Caffè Margherita, where once Giacomo Puccini stayed with his friends, you are in the middle of the pulsating Italian "Via vai".
The harbor La Darsena with its impressive sailing yachts and motorboats of the Italian "high society" is also worth a visit. Likewise, night owls are amply catered for on the Versilia coast. The choice of Italian bars, piano bars and "in" discos is very large. It is considered an insider region of Italian nightlife.
About 5 km south of Viareggio you will reach the village of Torre del Lago Puccini. Here you can visit the villa of Giacomo Puccini at the lake Lago di Massaciuccoli (nature reserve of birds and plants). From the end of July to mid-August, the famous Puccini Festival takes place in an open-air stage on the lake. Four different works are performed each year.
From Viareggio along the coastal road heading north you will reach the seaside resorts of Lido di Camaiore, Marina di Pietrasanta and Forte dei Marmi. The latter is considered the most chic and expensive on Versilia. However, the seaside resort of Marina di Pietrasanta is unfairly overshadowed by Forte dei Marmi. There you can enjoy the same fine sandy beaches, but vacation at a lower price.
About 5 km inland, at the foot of the Apuan Alps, lies the art town of Pietrasanta (the sacred stone). This is famous for its sculpture and the processing of the distinctive white Carrara marble. World-renowned artists are honorary citizens there and exhibit their works. The small marble craft workshops can also be visited at any time. In the very characteristic Tuscan town you will also find a select range of "enoteke" (wine taverns) and small restaurants typical of the region. In these you can enjoy the excellent Tuscan cuisine (advance booking is almost always required). Every 1st weekend of the month there is a big antique market in the historical center.
