Description

Historic 19th century estate in the heart of Salento - Apulia

An impressive historic building from the 19th century is for sale, located in Casarano, in the heart of Salento in Puglia. The property combines spacious areas, historical substance and a variety of possible uses.
The property consists of a total of three units: two main units, one above the other, which are connected by an impressive internal staircase, as well as a separate two-bedroom unit. The latter has access from the open interior area and an additional exit to a side street.
The building comprises a covered area of approx. 650 m², plus balconies, terraces and garden areas. In the central area there is an open patio of approx. 300 m², from which a further staircase connects the two levels.
The property is completely independent and offers exceptional flexibility with up to five separate entrances and garage access. There are six rooms in total, which are used as bathrooms or sanitary facilities.
The exterior facades were carefully restored in 2018. The bathrooms on the first floor and the electrical installations were already renovated in 2008. The building is partly in need of renovation and therefore offers great potential for a high-quality redesign according to individual ideas.
A particular highlight are the well-preserved frescoes in many rooms on the upper floor, which give the property its unmistakable historical character.
Casarano boasts a strategic location in southern Apulia: Gallipoli is around 15 km away, the marinas and beaches of the Ionian coast of Salento are around 10 km away and Lecce is around 45 km away.

Show more about Location

Location

Casarano is located in the south of Apulia, in the province of Lecce, and is one of the most important towns in southern Salento. The town combines the authenticity of an established southern Italian community with its proximity to some of the most beautiful stretches of coastline in Apulia. Between historic palazzi, baroque churches, traditional courtyards and lively squares, Casarano offers an original ambience away from mass tourism.
The historic center is characterized by elegant natural stone facades, small alleys, squares and sacred buildings such as the Chiesa Madre and the church of Santa Maria della Croce, also known as Casaranello, which is famous for its early Christian mosaics and frescoes. The surrounding area is characterized by olive groves, vineyards and the typical Salento landscape.
Thanks to its central location, Casarano is an excellent starting point for discovering the south of Apulia. The Ionian coast with its beaches and marinas is just a short drive away, as is the famous coastal town of Gallipoli. Lecce, the baroque cultural metropolis of Salento, is also only around 45 kilometers away.
Casarano thus offers an attractive combination of historical substance, local quality of life and a strategic location between culture, nature and the sea. The location is suitable for permanent living as well as for tourist use or as a stylish retreat in authentic Apulia.
