Property description Country house on the hills of Lamporecchio - Pistoia Tuscany
A restored and renovated old Tuscan stone house (rustico) built between 1995 and 2000, which has its own water supply from a spring well. It is fully furnished with valuable antique country house furniture and has central heating in all rooms, operated by a stove (termocucina). In addition, there is an annex for domestic use with all connections, including the possibility of installing an additional bathroom, as well as 3000 liter water tanks, a washing machine and a hot water boiler. A garage with adjoining rooms, a large terrace in front of the living area, a terraced garden with a covered patio, a large quarry stone wall and 2 sun terraces as well as 7 olive trees (which produce about 10 liters of oil) are also included. The waste water is disposed of via a biological 3-chamber sewage treatment plant.
The location of the house in the Greppiano district of Lamporecchio am Montalbano is absolutely quiet at the end of a private road, surrounded by olive groves and offers a beautiful panoramic view. There are 2 neighboring houses, and the center is about a 15-minute walk (5 minutes by car) away. It is half an hour's drive to Florence, Pisa or Lucca.
The house offers around 170 m2 of living space and an additional 50 m2 of usable space, not including the annex and the garage with adjoining rooms. The rooms are clearly structured, without nooks and crannies. The plot is around 350 m2 and there is a 1/3 share of the communal courtyard. WLAN and telephone system are available, as well as a Zibro transitional heating system and infrared radiators for the transitional period.
On the first floor there is a large eat-in kitchen with custom-made kitchen units, granite worktops and high-quality appliances. There is also a lounge with a large open fireplace and access to the terrace.
On the second floor there are three bedrooms furnished in country house style and two bathrooms.
