Property description Offmarket: Villa in Saló - Lake Garda
This property is located on a plot in Saló with dream lake views and has an area of approximately 16,000m2, characterized by a large olive grove that has been recently planted.
Access to the property is through a gate and an avenue planted with cypress trees leads to the property. The plot is mainly planted with olive trees. The slope towards the lake is planted with a woodland border.
The villa is a rural building that was converted for residential purposes just over thirty years ago, with an intervention of undoubted care and attention to architecture and materials that has managed to highlight the best features of the historic building without sacrificing the functional point of view.
The building has an "L" shape and there are three interconnected bodies: one with three above-ground floors, one with two above-ground floors and the third with an above-ground floor facing the courtyard but with a basement accessible from the outside thanks to the natural slope of the land. Equipment: There are three independent units (see cadastral sheets at the end of this document), with common parts consisting of:

- Entrance to the internal staircase; from here access to the unit, which is located on the top floor of the three-storey building above ground.
The main unit, the actual body of the villa, is distributed on the first floor, accessible both from the internal staircase and from an external staircase, on the west side of the courtyard.
It consists of four bedrooms, three bathrooms, a large kitchen that communicates with another kitchenette, and a large living area with double orientation: windows facing north overlooking the lake and the south wall, fully glazed, with wooden slats outside that have the function of solar protection. The same unit also has two rooms on the ground floor, furnished as a living area with kitchen and toilet.
The unit located in the attic, accessed by an interior staircase, consists of two bedrooms, a toilet and a large living area with open kitchen, as well as a terrace preserved in the slopes of the roof, from which you can enjoy the view of the lake.
Others: On the side of the entrance to the courtyard is the building that houses the guard's accommodation. It consists of three rooms in which the living area with kitchenette, two bedrooms and a toilet are organized. In the basement, below the living area, with exclusive access from the outside, there is a storage room.
The swimming pool, recently built for the 3 residential units, still needs to be finished.
