Property description Rustic gem in idyllic surroundings in Toscolano Maderno - Lake Garda

This beautiful property is located in an idyllic setting, just 2 km from the village and the lake. It consists of a partially renovated and partially rustic building, a large tool shed and approx. 36,000 m2 of surrounding land. The last 700 m of the access road is unpaved and leads through vegetation, making it unsuitable for all types of vehicles.
On entering the property you come to the farmhouse, an old stone building on two levels. In front of the farmhouse there is a small lake fed by rainwater, creating a unique atmosphere. The first floor of the farmhouse consists of a kitchen and a large living area with a beautiful fireplace. A wooden staircase leads to the upper floor, where there is a bedroom with a double bed and en-suite bathroom, another bedroom and another bathroom. On the second floor, the attic has been converted into a large bedroom.
On the first floor, with its own entrance, there is a laundry room, a room with a bathroom and a tavern with a fireplace. These rooms could be combined into another apartment or used to extend the already renovated farmhouse. On the second floor, which can be reached via an external staircase, there is another large room with a balcony. This room could also be converted into an apartment or used as an extension.
Separate from the main building, there is a single building arranged on one level plus cellar, which serves as a tool shed. Surrounding the warehouse is a beautiful olive grove that leads to a viewpoint from which one can enjoy a view of the lake between the mountains.
This property is particularly suitable for those who wish to carry out a tourist activity due to its proximity to various signposted trails and convert the property into a B&B, for example.

Location: Toscolano Maderno is a place where nature, culture, history, gastronomy and traditions come together to offer you unique moments, from the lake to the mountains. The municipality, which was created in 1928 by the merger of two towns on the western shore of Lake Garda, is a huge open-air museum with a rich and interesting offer for culture, nature and sports enthusiasts. The two original towns are only separated by the River Toscolano, with Toscolano to the north and Maderno to the south. The river has formed a wide alluvial plain on the lake shore. The town stretches from the beautiful beaches on the peninsula surrounded by the lake to the hills below Monte Pizzocolo, where hiking and walking trails offer spectacular views. The modern residential areas and some campsites are surrounded by greenery.
Toscolano has been known for paper production and printing since the Middle Ages. Martin Luther printed his Bible on paper from Toscolano. The water of the Tosolano-Widbach stream, which flows down from the mountains, powered the paper mills. Today, the river is dammed up in Lago di Valvestino high above Lake Garda and has lost its powerful current. In the valley of the paper mills, you can follow in the footsteps of centuries-old traditions and immerse yourself in the town's industrial past.
Maderno has a beautiful old town center, and there are many beautiful villas in large gardens along the lakeside road. A car ferry runs from here to Torri del Benaco on the eastern shore all year round, or you can take a round trip on one of the many Navigarda boats.
The Dukes of Mantua felt very much at home in the small town as early as the 17th and 18th centuries, as they had their summer residence in the Gonzaga Palace and Villa del Serraglio.
Toscolano Maderno has many interesting sights to offer. Don't miss a visit to the Roman villa of the Nonii Arrii, one of the most important residential buildings from Roman times on Lake Garda. The villa was built in the 1st century AD by the Nonii family, one of the most influential families in the Brescia area.
There are also many beautiful historic buildings, villas and churches, such as the Basilica of Sant'Andrea and the parish church of San Pietro e Paolo with paintings by the Venetian painter Andrea Celesti.
There is also plenty to do for sports enthusiasts in Toscolano. There are numerous mountain bike tours and hiking opportunities through the unique landscape, or you can improve your handicap at the Bogliaco Golf Resort, one of the oldest golf courses in Italy.
