The development of this project to create mini-apartments in a prime location in Trieste is based on an innovative construction quality that serves as a fundamental and indispensable element, based on the appeal between the old walls with a great sense of space and the new, modern fixtures. The project is currently in the planning and approval phase. The plan is to create around 65 mini-apartments in various sizes, four small gastronomic areas, for example for a bistro or café, three rooms for seminars, rental offices or co-working and two multi-purpose rooms, as well as a total of 37 covered parking spaces. For connoisseurs of Trieste, the provision of dedicated parking spaces is of particular value. The open spaces are designed with various terraces, a small garden and an outdoor café.

In addition to quality standards, energy efficiency is a top priority for this project:
With a low-tech energy system, the thermal mass of the existing building, renewable energy sources and local energy resources are used to generate energy.
Passive measures such as uniform shading and high-quality glazing reduce the heating and cooling loads. The aim is to minimize energy consumption and maximize user comfort with minimal technical effort.
The thermal use of groundwater with a heat pump keeps the building at a mild temperature in summer and winter via the floor areas. A water-to-water heat pump generates heat for heating and hot water as well as cooling in hot weather. The roof is covered with approx. 700 m2 of BIPV modules for renewable energy generation. A unique solar roof on the listed building makes it possible to achieve a "nearly zero energy building".
Fresh air is naturally supplied via the façade. Controlled exhaust air systems minimize the exchange of air. During the transitional periods, it is possible to ventilate completely naturally.
