The rebirth of a jewel: the Baroque-style building known as "Casa Romano", built from about 1760 and completed in 1770, was built by a Lombard architect for a Viennese tailor who had moved to Trieste in the mid-18th century.

Location: The city of Trieste is located in the extreme northeast of Italy. It is located on the Gulf of Trieste and is a port and major city with about 204,000 inhabitants. Trieste is home to a Slovenian minority. The city borders Slovenia to the north, east and south, Italy to the northwest and the aforementioned Gulf of Trieste on the upper Adriatic Sea to the west. Trieste is the capital of the autonomous region of Friuli-Venezia Giulia and the province of Trieste. The city is also the seat of the Roman Catholic Diocese of Trieste. Among them are the coffee producer illycaffè S.p.A., the insurance company Generali, the shipbuilding company Fincantieri, and the shipping company Italia Marittima, formerly part of Lloyd Triestino or Austrian Lloyd. From 1382 to 1918, Trieste belonged to the Habsburg Monarchy and the Austro-Hungarian Empire, respectively. It was its most important commercial port, one of the bases of the k.u.k. It was also the seat of the governor of the Austrian coastal region (Litorale) and of the three crown lands formed from it in 1861: the Princed County of Gorizia and Gradisca, the Margraviate of Istria and the Immediate Imperial City of Trieste.
Culturally and historically, Trieste, even as part of Italy since 1918, remained a place of encounter of cultures, languages, ethnicities and religions. After World War II, beginning in 1945, the city and its mixed-language hinterland were successfully claimed by Yugoslavia; after an interlude as the Free Territory of Trieste, it was again under Italian administration from 1954. For decades, the East-West conflict put Trieste in a marginal position in terms of transport policy. The disadvantages of the border location and the loss of economic importance declined sharply with Slovenia's accession to the EU in 2004 and its entry into the Schengen Agreement (elimination of border controls with Italy) in 2007.
Anyone traveling from Slovenia via the highway (Galleria Monte d'Oro) to the city center of Trieste inevitably passes the Zona industriale, and it is along the city highway (SS 202 - Nuova Supraelevata) that the size of the port of Trieste really becomes apparent. Trieste, with its deep-water port, is today, as it was before 1918, a maritime gateway for northern Italy, Germany, Austria and central Europe, one of the most important research centers in Europe since the 1960s thanks to its many international organizations and institutions, an international school and university city, and has one of the highest standards of living among Italian cities. Equipment: The exclusive use entrance on Via Roma is paved with Venetian terrazzo with homogeneous texture. In the atrium and in the historic staircase, the stone steps and boiseries are restored at the edges.

The existing wall and ceiling pieces have been restored. The corridors on the floors have also been paved with Venetian terrazzo, the same surface as the entrance.
Special attention has been paid to the acoustic quality of the rooms through structural measures and the use of excellent insulating materials both on the walls and on the floor.
Two-layer, brushed and lacquered American walnut prefinished parquet flooring, 11x90x700, laid in a 45° herringbone pattern, or 11x135x1000/1400, laid in a lath pattern, with matching skirting boards, was used in all living and sleeping areas.
Ultra-white porcelain stoneware tiles in a Calacatta marble look were chosen to furnish the bathrooms. The ceilings were left with the old wooden beams, except for the secondary rooms (hallways, bathrooms, etc.), which are finished with suspended ceilings.
Sanitary facilities and accessories
Toilet and bidet are floor standing, brand CATALANO, model Sfera New. Toilet cistern recessed into the wall. Shower trays are low, brand MCBATH mod. Centuria Slate Nox or similar, colored, with drain, various sizes from 80x100 to 80x180.
The bathtubs are built-in, brand KALDEWEI Mod Silenio, size 75x170, or free-standing, brand VICTORIA ALBERT Mod. The bathroom faucets are from the brand GESSI, mod. Rilievo.
All entrance doors are equipped with armored doors by Bauxt, with burglary protection certificate, inside with ashlar panel like the apartment doors and outside with painted panel; lock with European cylinder key, plus service lock of Yale type or similar, peephole, half-opening locking device.
The electrical installations are energy efficient due to the use of special compact LED lamps.
The heating system includes the installation of radiators made of high performance material and thermofixing radiators for
Bathrooms, all equipped with valves and shut-off devices and manually controlled thermostatic heads to regulate the room temperature, with autonomous control by the gas boiler installed in each unit.
Instead, the cooling of the building is provided by a system that refers to a cooling plant on the second floor, where two high-efficiency heat pumps of VRF type are installed, which intervene sequentially and supportively.
Plant management and temperature control
The control of the temperature in the different rooms is done through a touch screen interface with simple controls that can be customized according to the customer's needs. As a variant, it is possible to control the system remotely via PC, tablet or smartphone.
